Featured Proposals

Six concrete proposals being discussed in the Fallsvoice community. Each one addresses a specific governance gap at The Falls of Inverrary. Each one is achievable through the mechanisms Florida law provides.

These proposals are open for discussion. Owners can register their support, raise concerns, and suggest refinements through our channels.


1. Electronic voting on every material decision

Implementation of Florida Statute §718.128 to allow secure, verifiable electronic voting on every material decision affecting common elements, common expenses, or owner rights. Reduces the friction of participation from "show up at a meeting" to "vote from your phone."


2. Fast removal & replacement of directors

A streamlined recall procedure under §718.112(2)(j), with pre-prepared templates, clear timelines, and community coordination. Directors serve at the will of the owners — when owners lose confidence, replacement should be fast.


3. Total visibility on every decision

A public log of every Board decision, every contract, every policy change — searchable, downloadable, complete. Owners have the right to know what is being decided in their name. No more "the Board addressed it" without specifics.


4. Expand parking

A concrete capital project: identify and develop additional parking capacity to address the chronic shortage affecting most buildings. This requires owner approval under §718.113(2), and Fallsvoice will help organize the process correctly.


5. Mandatory reply to every owner communication

When an owner contacts the Board with a substantive concern, a substantive response is owed within 30 days. Not "we’ll consider it." A specific answer. A position. A timeline. Or an honest "we disagree, and here’s why."


6. Competitive bidding & no insider contracts

Every contract above a threshold goes to competitive bid. Conflicts of interest are disclosed in writing before votes. No vendor relationship between any director (or family member) and the Association. Procurement transparency is not optional.


How proposals advance

These proposals can become reality through:

  1. Voluntary Board adoption — The Board approves the reforms because they are right.
  2. 20% petition under §718.112(2)(c) — 150 owners compel the Board to address each proposal on the agenda.
  3. 10% petition under §718.112(2)(j) — 75 owners call a special meeting where all owners vote.
  4. Director elections — Owners elect directors who support these reforms at the next election cycle.

Fallsvoice supports all four paths. We are not anti-Board. We are pro-community. If the Board adopts these reforms, we celebrate. If they resist, we organize.
