Four reforms to transform our community
These are the four foundational changes Fallsvoice is proposing for The Falls of Inverrary. Together, they create a framework where every owner has a real voice in the decisions that shape our home.
1. A vote on every decision
Material decisions affecting all owners should be voted on by all owners — not decided behind closed doors. Through electronic voting under Florida Statute §718.128, we can make this practical for a 750-unit community.
2. Plain-language explanations
Every proposal, every policy change, every Board decision should come with a clear explanation any owner can understand — no legal jargon, no buried details, no surprises.
3. Owner-driven agenda
The Board’s agenda should reflect the priorities of the owners, not the other way around. A simple petition process lets any 20% of owners place an item on the next Board agenda — guaranteed.
4. Fast recall & reversal
When the Board makes a decision that violates owner trust, owners need a quick, simple way to reverse it. Streamlined recall procedures and emergency special meetings restore accountability.
Why these four
These reforms are not arbitrary. Each one addresses a specific failure of governance at The Falls — and each one is grounded in Florida condominium law, our Declaration, and proven practices at other communities.
Together, they create a virtuous cycle: when owners drive the agenda, see plain explanations, vote on outcomes, and can reverse mistakes, the Board becomes more responsive and the community becomes stronger.
How we get there
These reforms can be adopted through three mechanisms:
- Direct adoption by the Board — The simplest path. If the Board adopts these reforms voluntarily.
- Owner petition under §718.112(2)(c) — 20% of owners can compel the Board to address these on the agenda.
- Special meeting under §718.112(2)(j) — 10% of owners can call a special meeting to vote directly.
